Securitization is a scheme for obtaining capital from investors through segregating loans and real estate from other assets, and issuing securities backed by those assets. Within such scheme, the issuer is usually a "paper company" with no actual business activities, so as to avoid bankruptcy. The servicer plays the critical role of transferring collections, rents, and other funds in a sound manner to the hands of investors.
